This one was a 1950s ranch house in Uleta, close to NE 163rd Street. The homeowner called us about a stain over the shower that kept spreading no matter how many times it got painted over. That’s usually the giveaway. Paint doesn’t fix a ceiling that’s still absorbing moisture underneath, it just hides the problem for a few months.
When we got up on the ladder, two spots were beyond saving. The plaster had separated from whatever was holding it up there, and pressing on it felt spongy instead of solid. No amount of skim coat was going to fix that, so we cut it open.

Figuring out how far the damage went
Staining doesn’t always mean you need to open a ceiling. Sometimes it’s just old moisture that dried out years ago and never got repainted. This wasn’t that. We pressed and sounded out the plaster section by section, and once we hit the areas that gave under light pressure, we knew paint alone wasn’t an option. Cut it, or watch it fail again in a year.
Opening it up
Two sections came out entirely, plaster and all, plus enough of the surrounding edge to get to material that was actually solid. Behind it was the original wood lath and brick, which you see a lot in houses this age around Uleta. It’s tempting to patch just the visible stain and call it done. We don’t do that. A patch that stops right at the edge of the damage almost always cracks or lifts within months because the material around it is still compromised even if it doesn’t look it.

Patching it back together
Once the bad material was out, we cut new panels to fit each opening and taped every seam with mesh joint tape. Skip that step and the seam shows through the paint eventually, sometimes right away if the room gets humid. There were also a couple of smaller spots nearby that had bubbled but hadn’t fully failed. Those got scraped, feathered out, and skim coated instead of cut open. Cutting them too would’ve meant more drywall dust and more drying time for no real payoff.

Priming and repainting the whole ceiling
After the compound dried and got sanded smooth, we primed the entire ceiling, not just the patched areas, to keep the old stain from bleeding back through the new paint. That happens more often than people expect. Then we repainted the full ceiling instead of just the repaired sections. Painting only the patch leaves a visible sheen difference once it’s dry, even with the exact same paint, so a full recoat was really the only way to get it looking even.
