This job was a multi-bedroom walk-up on South Miami Avenue, right in the middle of downtown. The client had just finished refinishing the hardwood floors throughout and wanted the walls, ceilings, and trim brought up to match before the unit went back on the market. Fresh floors next to tired walls tend to make the walls look worse than they actually are, so timing the repaint right after the floor work made a real difference here.
With several bedrooms, a long central hallway, and a galley kitchen, the layout meant a lot of doorways and trim runs to cut in cleanly, more than a typical one or two bedroom unit. We planned the order of rooms around keeping the crew moving without stepping on wet paint from room to room.

Protecting the new floors first
Since the hardwood had just been refinished, protecting it came before anything else. We covered the floors in every room and along the full hallway before opening a can of paint, then went back over base and trim work with painter’s tape along the floor line so there was no risk of drips or roller marks on the new finish.
Walls, ceilings, and trim throughout
We repainted every wall and ceiling in the apartment, along with all the baseboards, door casings, and window trim. Radiator covers got their own coat too, since they’re one of the first things people notice walking into a room and an old, chipped cover next to fresh walls stands out fast.

Bedroom by bedroom
Each bedroom got the full treatment, walls, ceiling, trim, and closet interiors where doors were left open during the work. A couple of the smaller bedrooms have angled ceilings and tight corners that take more time per square foot than an open room, so we budgeted extra time there instead of rushing through and leaving visible lines where the angles meet.
